Shopping Center

A shopping center was reviewed for a recent tax appeal. Upon inspection, we found factual property errors. We filed a Notice of Claim for two years which resulted in a refund in excess of $55,000. The administrative appeal saved the owner nearly $80,000 in taxes over a two-year period. In addition, correcting the records will continue to yield additional tax savings to the property owner in future years.

Agricultural Land

The Assessor removed our client’s property from agricultural tax status, resulting in an increase in tax value from a nominal amount to almost $25,000,000. We assisted the client with drafting the required paperwork and leasing documents and met with the Assessor on-site to verify ranch improvements and activity. Our efforts reduced the potential taxes by $650,000. We continue to work closely with the client to maintain the favorable agricultural tax status.

Mixed Use-Retail/Office

In a series of complex transactions, our client acquired a closed mall in Phoenix, created a public/private partnership, subdivided and sold parcels for new development, and renovated property segments. The Assessor more than doubled the tax value from the purchase price. We worked closely with the client to review all the transactions, leasing and operation information, thoroughly inspected the property and compiled sales, rental data and macroeconomics data which factually refuted the Assessor’s Supplemental Notice of Change values. Hearing Officers at the State Board of Equalization reduced the taxable value by almost 35%, which saved the client nearly $1,000,000 per year for at least two years.

Personal Property

A specialty hotel asked Sage Tax Appeals to review their personal property value notice. We inspected the equipment as to age, condition and actual inventory, and reviewed the Department of Revenue depreciation schedules and classifications. We filed an appeal based on our thorough analysis which resulted in an $80,000 tax reduction.
